Stambeni kvadrati tražena su roba i na šibenskom tržištu. I nedavna sapunica oko POS-ovih stanova na Biocima, u koje su se njihovi vlasnici uselili tek prije dva mjeseca, to potvrđuje. Više od godinu dana živjeli su u neizvjesnosti, gubili živce i novac, plaćajući istodobno i kredit i podstanarstvo. Naime, zgrada nije prošla tehnički pregled nekoliko puta, pa su obećani rokovi useljenja u nekoliko navrata bili odgođeni, a 127 obitelji konačno je uspjelo dobiti ključ u ruke krajem veljače ove godine.
No mnogi i dalje žude za svojim krovom nad glavom. Samo s liste za spomenute POS-ove stanove kratkih je rukava ostalo dvjestotinjak obitelji.
Zbog jeftinijih "kvadrata", tzv. POS-ovi stanovi mnogima su i dalje najpoželjniji, ali oni se u Šibeniku grade "na kapaljku", pa najava svake nove stambene gradnje pobuđuje zanimanje potencijalnih kupaca. Tako je i u slučaju dviju parcela uz Vukovarsku ulicu, koju većina Šibenčana i dalje zove Tehnološka cesta, gdje bi trebale niknuti dvije nove stambeno-poslovne zgrade.

Nekada su, istina, nicali cijeli kvartovi s višekatnicama, a u novije vrijeme, kada o urbanizmu nitko i ne vodi posebno računa, investitorima je privlačan svaki komadić zemljišta. Tako i spomenute parcele uz Vukovarsku, na pola puta od trajektne luke do "Kauflanda", nisu prevelike: jedna ima malo više od tisuću metara četvornih, dok je druga nešto manja i površine je 867 metara četvornih. Iako je teren sada zarastao u travu i raslinje te ne izgleda osobito privlačno, riječ je zapravo o prilično atraktivnoj lokaciji, što bi se reklo, prvi red do mora!
Vlasnici manje parcele, šibenski arhitekt Josip Pancirov i Šime Unić, koji se bavi nekretninama, za sada o svom projektu nisu željeli javno govoriti. Smatraju da je još prerano za to, premda je, prema podacima dostupnim preko Informacijskog sustava prostornog uređenja Ministarstva graditeljstva i prostornog uređenja RH, cijeli projekt već u postupku dobivanja građevinske dozvole.

Pokrovnički zet Kamel Shihabi, diplomirani inženjer arhitekture, projektant je i vlasnik, zajedno sa suprugom Ankom Aleksić Shihabi, veće parcele na kojoj bi se, kako kaže, trebala graditi stambeno-poslovna zgrada.
– Taj smo teren davno kupili. Ja sam projektant zgrade, a imat će pet katova i 12 stanova. To su jednosobni, dvosobni i trosobni stanovi s dnevnim boravkom. Naravno i s balkonima. Kvadratura je različita i kreće se od 40 do 110 metara četvornih. Poslovni prostor nalazio bi se u prizemlju i zauzimao bi površinu od 150 metara četvornih – susretljivo će Shihabi, ističući kako smatra da je riječ o dobroj lokaciji. Grad i mnogi važni sadržaji su blizu, a zgrada će, napominje, imati i otvoren pogled na more.
No na upit o mogućem početku gradnje i dovršetku radova, odnosno stavljanju stanova na tržište, nije mogao konkretno odgovoriti. Cijeli projekt, priznao je, prati nezadovoljstvo dijela stanara obližnje, ležeće zgrade. Shihabijeva zgrada, naime, zaklonila bi im pogled na more pa su se zbog toga žalili. S druge strane, Shihabi ističe kako je sve projektirano u skladu s važećom gradskom prostornom dokumentacijom te stoga ne sumnja da će dobiti potrebne suglasnoti i dozvole. Ipak tužbe, kaže, usporavaju realizaciju njegovih planova. Tako je i lokacijska dozvola "zapela" jer je, tvrdi Shihabi, mjerodavno ministarstvo utvrdilo da dostava nije bila uredna, te je cijeli postupak trebalo ponoviti.

– Usporit će me to sigurno godinu dana. Susjedi se žale, a žalit će se vjerojatno i na svaki daljnji korak, pa i kada bude zatražena građevinska dozvola. Sve će to usporavati projekt. Sama gradnja u današnje vrijeme može biti gotova za godinu dana, ali tu su stalne tužbe – govori Shihabi i dodaje kako je plan da se stanovi rezerviraju prije same gradnje, no o formiranju cijena još ipak ne razmišlja. Napominje kako je zbog tužbi razmišljao da teren proda zajedno s građevinskom dozvolom kada je dobije, no njegova supruga, ističe, to neće ni da čuje. Kazao je i to da se po Šibeniku pročulo o njegovu projektu pa mu se ljudi s upitima već sada obraćaju.
Kako će sve završiti, predstoji vidjeti, no oni koji željno iščekuju "svoj ključ u bravu", barem kada je riječ o novogradnji uz Vukovarsku ulicu, još će se očito načekati.

Stambeni kvadrati tražena su roba i na šibenskom tržištu. I nedavna sapunica oko POS-ovih stanova na Biocima, u koje su se njihovi vlasnici uselili tek prije dva mjeseca, to potvrđuje. Više od godinu dana živjeli su u neizvjesnosti, gubili živce i novac, plaćajući istodobno i kredit i podstanarstvo. Naime, zgrada nije prošla tehnički pregled nekoliko puta, pa su obećani rokovi useljenja u nekoliko navrata bili odgođeni, a 127 obitelji konačno je uspjelo dobiti ključ u ruke krajem veljače ove godine.
No mnogi i dalje žude za svojim krovom nad glavom. Samo s liste za spomenute POS-ove stanove kratkih je rukava ostalo dvjestotinjak obitelji.
Zbog jeftinijih "kvadrata", tzv. POS-ovi stanovi mnogima su i dalje najpoželjniji, ali oni se u Šibeniku grade "na kapaljku", pa najava svake nove stambene gradnje pobuđuje zanimanje potencijalnih kupaca. Tako je i u slučaju dviju parcela uz Vukovarsku ulicu, koju većina Šibenčana i dalje zove Tehnološka cesta, gdje bi trebale niknuti dvije nove stambeno-poslovne zgrade.

Nekada su, istina, nicali cijeli kvartovi s višekatnicama, a u novije vrijeme, kada o urbanizmu nitko i ne vodi posebno računa, investitorima je privlačan svaki komadić zemljišta. Tako i spomenute parcele uz Vukovarsku, na pola puta od trajektne luke do "Kauflanda", nisu prevelike: jedna ima malo više od tisuću metara četvornih, dok je druga nešto manja i površine je 867 metara četvornih. Iako je teren sada zarastao u travu i raslinje te ne izgleda osobito privlačno, riječ je zapravo o prilično atraktivnoj lokaciji, što bi se reklo, prvi red do mora!
Vlasnici manje parcele, šibenski arhitekt Josip Pancirov i Šime Unić, koji se bavi nekretninama, za sada o svom projektu nisu željeli javno govoriti. Smatraju da je još prerano za to, premda je, prema podacima dostupnim preko Informacijskog sustava prostornog uređenja Ministarstva graditeljstva i prostornog uređenja RH, cijeli projekt već u postupku dobivanja građevinske dozvole.

Pokrovnički zet Kamel Shihabi, diplomirani inženjer arhitekture, projektant je i vlasnik, zajedno sa suprugom Ankom Aleksić Shihabi, veće parcele na kojoj bi se, kako kaže, trebala graditi stambeno-poslovna zgrada.
– Taj smo teren davno kupili. Ja sam projektant zgrade, a imat će pet katova i 12 stanova. To su jednosobni, dvosobni i trosobni stanovi s dnevnim boravkom. Naravno i s balkonima. Kvadratura je različita i kreće se od 40 do 110 metara četvornih. Poslovni prostor nalazio bi se u prizemlju i zauzimao bi površinu od 150 metara četvornih – susretljivo će Shihabi, ističući kako smatra da je riječ o dobroj lokaciji. Grad i mnogi važni sadržaji su blizu, a zgrada će, napominje, imati i otvoren pogled na more.
No na upit o mogućem početku gradnje i dovršetku radova, odnosno stavljanju stanova na tržište, nije mogao konkretno odgovoriti. Cijeli projekt, priznao je, prati nezadovoljstvo dijela stanara obližnje, ležeće zgrade. Shihabijeva zgrada, naime, zaklonila bi im pogled na more pa su se zbog toga žalili. S druge strane, Shihabi ističe kako je sve projektirano u skladu s važećom gradskom prostornom dokumentacijom te stoga ne sumnja da će dobiti potrebne suglasnoti i dozvole. Ipak tužbe, kaže, usporavaju realizaciju njegovih planova. Tako je i lokacijska dozvola "zapela" jer je, tvrdi Shihabi, mjerodavno ministarstvo utvrdilo da dostava nije bila uredna, te je cijeli postupak trebalo ponoviti.

– Usporit će me to sigurno godinu dana. Susjedi se žale, a žalit će se vjerojatno i na svaki daljnji korak, pa i kada bude zatražena građevinska dozvola. Sve će to usporavati projekt. Sama gradnja u današnje vrijeme može biti gotova za godinu dana, ali tu su stalne tužbe – govori Shihabi i dodaje kako je plan da se stanovi rezerviraju prije same gradnje, no o formiranju cijena još ipak ne razmišlja. Napominje kako je zbog tužbi razmišljao da teren proda zajedno s građevinskom dozvolom kada je dobije, no njegova supruga, ističe, to neće ni da čuje. Kazao je i to da se po Šibeniku pročulo o njegovu projektu pa mu se ljudi s upitima već sada obraćaju.
Kako će sve završiti, predstoji vidjeti, no oni koji željno iščekuju "svoj ključ u bravu", barem kada je riječ o novogradnji uz Vukovarsku ulicu, još će se očito načekati.
